Arbitrage makes it near impossible to significantly separate mortgage rates from other rates. If you had 10% mortgage rates and 5% personal and commercial loan rates, say, one would just take out a personal loan and buy a house. In a sense, when corportions have been buying houses they have been using their quicker access to capital to buy homes faster than individuals and flip or rent them.
